PLANNING BOARD

MINUTES OF MEETING

OCTOBER 2, 1997


PRESENT:  Chairman Tracy Scott, Stanley Brehm, Harold Arey, Skip Lawrence, Ted Bailey, Jeff Andrews, Secretary Andrea Deachman


Meeting was called to order at 7:05pm. Skip Lawrence will be a voting member.

Chairman Scott asked the Board to review the minutes of September 4, 1997.

Motion was made to strike paragraph 2 page 3 from the minutes.

Motion was made to accept the minutes with the changes.

PUBLIC HEARING:                 Ron Wroblewski
                                        Truck Sales
                                        Map 3, Lot 29A, Dover Rd.

No abutters were present.

The Board received a letter from the Board of Adjustment stating that whether truck sales was a permitted use was not a concern of theirs and the Planning Board should handle it.

Mr. Wroblewski explained to the Board he would only be displaying a few trucks out by the highway and most of his business is truck bodies any way.

The Board informed Mr. Wroblewski he would need the truck sales added on the a new plat recordable at the Registry of Deeds, Mr. Wroblewski understood.

Motion was made to accept the change adding truck sales to the plat and give Chairman Scott Authority to sign the plat when it is ready.

DISCUSSION:                     Ken Conti/Nelson Property
                                        Display Auto Lot
                                        Map 3, Lot 17, Dover Rd.

Mr. Conti explained to the Board that he would like to display 1 or 2 cars on the lot with no other business going on in the building.

The Board explained that to change the use he would need water and septic on the property, unless he removes the building.

Paving will be required for the area in which the cars will be placed.

Mr. Conti explained that he would take the cars to peoples homes for them to look at if they are interested he would not be selling directly from the lot.

Question of Board of Adjustment for waiver of septic.  We do not have anything to deny as of yet.

Mr. Conti will come before the Board for a preliminary hearing in November.


DISCUSSION:                     John Loker
                                        Radio Transmitter and Antenna
                                        Lugg Property, Bear Hill Rd.

Rev. Loker explained to the Board that the churches would like to erect a utility pole 60ft maximum height with under ground utilities to the pole and an antenna which would not exceed the height of the pole.  The transmitter would be on the pole about 4 ft off the ground.

After some discussion the Board was in agreement this was a form of utility, which means that a special exception would be required from the Board of Adjustment.

Sent to the Board of Adjustment.


Chairman Scott reminded the Board of the Public Hearing/Work Session on Thursday October 16 at 7:30pm at the grange.
